Tex Lofts - Historic Mill Redevelopment

Full Structural Rehabilitation and Long-Term Rental Stabilization

Birdnest Group secured Tex Lofts, a 1918 stone warehouse in Germantown originally constructed as a textile sorting facility, under contract in March 2025. Recognizing the strength of its masonry structure and urban location, we pursued a disciplined adaptive reuse strategy to reposition the asset. Over seven months, we advanced a zoning variance to convert the property from industrial to multifamily residential use. On October 29, 2025, the Zoning Board of Adjustment approved 23 dwelling units within the existing three-story structure along with 16 accessory parking spaces on the adjacent lot.

We closed on the acquisition days after the ZBA approoval, on November 3, and immediately advanced predevelopment efforts. On January 5, 2026, L&I and the Survey District approved a lot line relocation consolidating the side parcel and building lot into one address, one tax account, and a unified development site.

Tex Lofts will introduce 19 new residences while preserving the historic stone façade and industrial character of the original structure. This project reflects Birdnest Group’s commitment to revitalizing legacy Philadelphia buildings through thoughtful entitlement work and durable urban design.
