At acquisition, the building was in severe disrepair. The rear masonry wall was on the verge of collapse, fire damage had compromised floor joists and decking, and interior conditions made the structure unsafe to navigate. Immediate stabilization and comprehensive structural reinforcement were required before redevelopment could begin.
After securing proper permits, Birdnest Group rebuilt compromised framing, replaced all fire-damaged joists and decks, and stabilized the exterior walls. We excavated twelve inches from the basement slab and installed a code-compliant egress well, materially improving safety while enhancing usable lower-level space.
Completed in February 2016, Urban Lodge now operates as a stabilized long-term rental generating $2,400 per month.
